Making an Offer

Making an offer on a Wembley Downs property generally involves the steps below.

  • Meeting with the Real Estate Agent to put the offer in writing
  • The agent presenting the offer to the owner
  • Negotiations between you, the seller and the agent to arrive at an agreed price and set of conditions
  • Contract being accepted by buyer and seller

After the offer has been accepted the typical steps are

  • Payment of a deposit into the Real Estate Agents sales trust account
  • The buyer conducting pest and building inspections on the property within defined time frames (if written in the contract)
    • Building inspections are normally conducted at the Buyers expense within 5 business days of the offer being accepted.
    • Pest inspections are normally completed on or before 20 days of settlement at the Buyers expense.
  • If the offer is subject to finance approval it is normal that such approval be received in writing from the lending instituition within 28 days of the offer being accepted.
  • A final inspection is normally permitted within 7 days of settlement to ensure plumbing, electrical and gas devices are in working order.
